Position Focus: - - - -The Development Project Administrator is responsible for the successful completion of multifamily real-estate development projects - both market-rate and affordable - from inception through construction completion and lease up. This individual simultaneously assembles and manages an external team of lenders, architects, designers, engineers, and contractors. This person will be able to simultaneously coordinate multiple projects in varying stages of development. This position demands strong organization, communication, coordination, financial skills, leadership, and creative thinking.
PROCEDURES
Relationships: - - -Able to interact professionally and respectfully with owners, corporate staff, venders, subcontractors and onsite staff. - - - - - - - - -Internal Interfaces - Acquisition, Development, Construction, Management and Accounting Personnel - - - - - - - - -External Interfaces - Lender, Design and Marketing Professionals, Subcontractors, Vendors -Site Selection/Acquisition: - - - - - - - - -Coordinate with lenders, insurance providers, design teams and other 3rd parties to facilitate and coordinate the closing of land and construction loan transactions. - - - - - - - - -Oversee and coordinate all document control and oversee contract procurement and organization. -Pre-Development Work: - - - - - - - - -Financial Feasibility o - -Assist in creation of financial proforma with internal development team members o - -Assist Development Partners in creating development soft cost budgets - - - - - - - - -Assist in obtaining necessary 3rd party reports o - -Tax Estimates, Insurance, bids from necessary vendors for FFE etc. - - - - - - - - -Assist Design Coordinator with project scope, programming, and design contract facilitation - - - - - - - - -Assist in project capitalization with lenders and equity partners. -Construction Phase - - - - - - - - -Manage and oversee project budget and oversee all development draws with lenders. - - - - - - - - -Oversee construction schedules and coordinate with contractor and property management teams to coordinate on delivery of the project. - - - - - - - - -Oversee implementation of any owner change orders. - - - - - - - - -Ensure proper insurance and any applicable TDHCA requirements are in place while under construction. - - - - - - - - -Facilitate the receipt of certificates of occupancy and coordinating with necessary 3rd parties. -Project Completion/Stabilization - - - - - - - - -Coordination of lease-up of completed project with property management team. - - - - - - - - -Coordinate with property management team all compliance needs. - - - - - - - - -Oversee all reporting needs and equity contributions for development projects. - - - - - - - - -Assist in creation of business plan for ongoing operations of project after completion. - - - - - - - - -Oversee Furniture, Fixture & Equipment procurement and installation and setup at project completion. - - - - - - - - -Coordinate takeover and transition from contractor to property management team. - - - - - - - - -Track and manage schedules with construction and property management until project stabilization. -Qualifications: - - - - - - - - -Must be willing to relocate to Lubbock, Texas. - - - - - - - - -Bachelor's degree in finance, accounting, construction management, engineering, or architecture preferred - - - - - - - - -Experience in Multifamily Commercial Real Estate preferred - - - - - - - - -Ability to travel as needed (up to 2 nights per month) - - - - - - - - -Knowledge of construction methods preferred - - - - - - - - -Knowledge of due diligence process preferred - - - - - - - - -Advanced knowledge of Microsoft Office, Accounting preferred - - - - - - - - -Exceptional organizational, written, and oral communication skills - - - - - - - - -Ability to prioritize and efficiently multi-task with a sense of urgency - - - - - - - - -Professional demeanor and positive attitude - - - - - - - - -Able to thrive in an entrepreneurial environment with limited supervision -Benefits: ---- - - - - - - - - -Competitive Benefits to include Salary and Incentive Compensation, Health, Dental, Life, Vacation and Sick Leave.
